Why treatment is not a one-off fix

A chemical barrier is a treated zone in the soil. It’s not a permanent seal, and nothing about it is set and forget. Baiting and monitoring is different again: it works by having the stations checked and maintained on a schedule. Both do the job, but both rely on staying intact. Dig a new garden bed, lay a path, run a renovation, and you can open up a gap without realising it. That’s why I treat the install as step one, not the finished job.

What the annual inspection actually catches

The yearly inspection is where I catch a reinfestation early. I check the barrier or the bait stations, look for fresh activity, and run thermal imaging and a moisture meter over the areas you can’t see into. Pick up a new entry point at this stage and it’s usually a small fix. Leave it until damage shows and you’re into a much bigger job.

Keeping the warranty valid

There’s a warranty side to this too. The 8-year warranty on a post-construction chemical barrier only holds if you keep up the annual inspections. Skip them and you’re risking two things at once: a reinfestation you didn’t see coming, and the cover that was meant to protect you. The yearly visit keeps both alive.
