If you're an agent or a property manager, termites have a habit of turning up at the worst possible time. Mid-campaign, mid-tenancy, or a week out from settlement. I'm Nick, I run Active Termite Control, and I handle the termite and timber pest side for agents and property managers across Sydney. One operator, the work done by me personally, and the written report handed over on-site.

Pre-listing inspections

A timber pest inspection before the property goes to market means no surprises when the buyer's inspector walks through. If there's an issue, your vendor hears it from you first, with time to sort it properly, instead of from a buyer renegotiating at exchange. If the place is clean, you list knowing the campaign won't hit a termite-shaped wobble halfway through. Either way, the vendor gets a written report for the file, handed over the day I inspect.

Pre-purchase inspections for your buyers

Buyers ask their agent who to use. When you point them to me, they get an independent pre-purchase timber pest inspection covering termites, wood borers and decay fungi. Independent is the part that matters: I've got no stake in whether the sale goes through, so your buyer gets a straight answer, and you're the agent who referred someone honest. I write the report on-site and hand it to the buyer before I leave, which counts for a lot when the cooling-off clock is running.

Managed properties

For property managers, I do regular termite inspections across managed homes. Your landlords get proper documentation for their records, you get one operator across the rent roll instead of a different contractor on every job, and anything I find comes back with a clear recommendation and a straight quote rather than a vague report and a sales push. I'm easy about access and happy to work in with your tenants on timing.

If something turns up

When an inspection finds activity, I explain the options on the day, in writing: what's there, how far it's gone, and what fixing it involves. Vendors, buyers and landlords all get the same straight picture. I won't push a treatment that isn't needed, which is exactly what you want from someone you've put your name behind.
