It was only gazetted on 31 March 2023, carved out of parts of Badgerys Creek and Bringelly next to Western Sydney International Airport, and it’s currently in early development as part of the planned Aerotropolis city centre. What that means on the ground right now is that most of what’s actually standing in Bradfield is existing rural structures, the same kind of older stock you’d find in neighbouring Badgerys Creek, carrying the same pre-treatment-era risk. These buildings predate the suburb’s own name.

Over the next decade Bradfield is set to shift from rural land to a high-density urban core, which will eventually mean new residential stock with modern pre-treatment standards built in from the start. Until that transition plays out, the termite-risk picture here is really the Badgerys Creek picture: older structures without chemical or physical barriers, sitting on land where subsoil moisture and the general Cumberland Plain conditions keep termite activity a year-round concern rather than a seasonal one.

What I check in Bradfield homes
