Why a pre-purchase pest inspection matters in Sydney

Sydney’s climate is essentially purpose-built for termites. Warm, humid summers, mild winters, plenty of timber housing stock, and large established trees in every suburb create the conditions termites thrive in. The CSIRO estimates that around 1 in 3 Australian homes will experience termite damage in their lifetime, and Sydney is at the higher end of that risk profile.

The problem isn’t just termites. A proper pest inspection also identifies borers, fungal decay, rising damp, and other timber-pest activity that can cost tens of thousands of dollars to remediate. Sellers aren’t legally required to disclose any of this in NSW — the burden falls on the buyer.

What a pest inspection covers (and what it doesn’t)

A pre-purchase pest inspection assesses every accessible area of the property for signs of timber pests. A thorough inspection covers:

  • Internal areas including roof void, sub-floor (where accessible), and all rooms
  • External walls, weep holes, fences, decks, retaining walls, and garden timbers
  • Detached structures like sheds, garages, and pergolas
  • Trees within 30 metres of the dwelling
  • Active and previous termite activity, plus evidence of past treatments

Pest inspections are separate from building inspections, which cover structural and compliance issues. Most buyers should get both. Pest inspections don’t cover non-timber pests like rodents or cockroaches, electrical or plumbing issues, or anything behind walls without removing them.

Timing it right — cooling-off and contract conditions

In NSW, a residential contract typically has a 5-business-day cooling-off period (waivable, often waived at auction). If you’re buying by private treaty, you have a brief window to get inspections done and decide whether to proceed.

Two paths work:

Pre-contract inspection. Inspect before exchanging contracts. Slower but lowest risk — if there’s a problem, you simply walk away with no penalty.

Subject-to-inspection clause. Make your offer conditional on satisfactory pest and building inspections within a defined period. Works if the seller is open to it (less common at auction).

Auction purchases skip the cooling-off period entirely — you must inspect before bidding.

What to do if termites are found

A positive inspection isn’t automatically a deal-breaker. The relevant questions are: how active is the infestation, how much damage has been done, and how much will treatment and remediation cost? A good inspector will give you a clear picture of all three so you can negotiate price down, request the seller treats before settlement, or walk away cleanly.
